How We Build

Twelve steps, from acquisition to keys

Because we own every property, we run every phase ourselves. Each step closes with a checkpoint (an inspection, a sign-off or our own walkthrough) before the next one begins.

Stage IAcquire & PlanSteps 1–3
Stage IIBuildSteps 4–7
Stage IIIFinishSteps 8–12

I

Acquire & Plan

Every decision that shapes the home is made before ground is broken.

01
Acquisition & Due Diligence
We find and purchase the property ourselves after studying the survey, zoning, setbacks, flood zone and elevation requirements, utilities and the neighborhood.
Checkpoint · Survey and feasibility review
02
Architecture & Engineering
A licensed architect draws the home for its lot, light and views. Structural engineering, the kitchen layout and the fireplace design are worked out on paper first.
Checkpoint · Final plans and structural sign-off
03
Selections & Permits
Cabinetry, stone, tile, flooring, windows, fixtures and appliances are chosen and ordered early, so long-lead items arrive on schedule. At the same time, plans go to the township for zoning and building approval.
Checkpoint · Permits issued, selections locked

II

Build

The structure goes up and every system goes in, inspected before anything is covered.

04
Site Preparation
Demolition where needed, clearing, erosion control, temporary power and fencing, utility connections and excavation.
Checkpoint · Site and utility layout verified
05
Footings & Foundation
Footings are excavated, formed and poured to the engineer's specifications, spreading the home's load evenly into the soil below. Where soil conditions or the engineer's and architect's specifications call for it, we install timber pilings beneath the footings for added support. The foundation walls are then built with reinforced concrete block and rebar, waterproofed and backfilled. On the Shore, the foundation is set to the required height above flood elevation.
Checkpoint · Footing and foundation inspections
06
Framing & Enclosure
Walls, floors and roof are framed and sheathed. The roof, house wrap, flashing, windows and exterior doors follow, making the home weather-tight.
Checkpoint · Framing inspection
07
Mechanical Rough-In
Plumbing, electrical, HVAC, low-voltage wiring and elevator rough-ins are run through the open walls and ceilings.
Checkpoint · Rough-in inspections and our pre-drywall walkthrough

III

Finish

Where the luxury shows: the craftsmanship, the materials and the details.

08
Insulation & Drywall
Insulation and sound control go in, including sound-dampening insulation where privacy matters. Then drywall is hung, taped and finished.
Checkpoint · Insulation inspection
09
Interior Craftsmanship
Custom cabinetry, stone counters, tile, hardwood floors, trim and millwork are installed, along with the built-in fireplaces and their surrounds.
Checkpoint · Finish-quality review, room by room
10
Fixtures & Appliances
Lighting, plumbing fixtures, hardware and the professional-grade appliance package are installed. Heating, cooling and water systems are started up and tested.
Checkpoint · Systems tested and balanced
11
Exterior & Outdoor Living
Final grading and drainage, driveway and walkways, decks, fencing, pools and the landscape package.
Checkpoint · Exterior and site walkthrough
12
Final Inspection & Handover
The township completes final inspections and issues the certificate of occupancy. We walk every room, close out a detailed punch list and hand over the keys.
Checkpoint · Certificate of occupancy, then warranty begins

Location

North Beach, Ventnor

On Ventnor's northern shoreline between Lower Chelsea and the St. Leonard's Tract, North Beach has the ocean on one side and the bay on the other. It's known for walkable beach access, a mix of classic and new homes, a voluntary neighborhood association and a growing set of restaurants, cafés and shops.

As new construction, the home may qualify for Ventnor City's five-year tax abatement program, currently a 30% exemption on the assessed value of the new construction, subject to application and approval.

Tax abatement eligibility is set by Ventnor City. Verify flood-zone and elevation details with the property's Elevation Certificate and municipal or FEMA records.

Common questions

Warranties, our history and buying one of our homes.

FAQ

What buyers ask us

How long have you been building?

Alex Linsk founded J&D Building & Development in 1994 and has more than thirty years of building on the South Jersey shore, including more than 40 condominium residences and many single-family and multi-family homes. Christopher Dombrowski brings more than eight years in construction, development and real estate investment.

Do your homes come with a warranty?

Yes. Our homes include a 10-year builder warranty, a 30-day post-settlement checklist, and a 1-year drywall touch-up service.

What appliances come in your kitchens?

Every kitchen gets a premium appliance package. That includes a professional-grade range and a professional-grade fridge/freezer. Brands vary by home and come from the same class as Wolf, Sub-Zero, La Cornue, Thermador, Miele, Gaggenau, JennAir, Bosch and Sharp. Each home's listing names its exact package.

Do you build for clients or on someone else's land?

No. We acquire every property we work on and build it ourselves. That lets us control the design, the materials and the finish from start to end.

What's the difference between a new build and a gut renovation?

A new build starts from an empty lot or a teardown and is built from the foundation up. A gut renovation keeps an existing house's structure and takes everything else back to the studs: new layout where needed, new plumbing, electrical and HVAC, and all-new finishes.

Where do you build?

We build on the Jersey Shore, including North Beach in Ventnor, and in Jersey City and the greater New York City area.

Are your homes available to buy?

Yes. Our homes are listed for sale through a listing agent, often before they're finished. 21 S Marion Ave is listed with Mary Lou Ferry Wimmer of Farley & Ferry Realty. See our upcoming homes, or call or email us to ask about one.
